Developed by Cameron Stephens Equity Capital in partnership with Richmond Hill’s TFC Developments, the Towns of Lambton Mills are pushing back against “basically unlivable” sub-400-square-foot condo units, says Steve Cameron, president and chief operating officer of Toronto-based CSEC. “You can’t raise a family in that space, so we are offering up to four bedrooms at $665 per square foot. This price is made possible by the good deal we got on an infill site where no one will miss the industrial buildings that are there now.”

For comparison, the research firm Urbanation reports that the average asking price for a new Toronto condo fell to $1,361 per square foot in the first half of 2024, down 4.5 percent from the same period last year. 

The 58-unit freehold Towns of Lambton Mills will be built in a quiet tree-lined residential enclave “with a real sense of community and pride,” says Cameron, referring to the site near Dundas West and Scarlett Road, just south of the Lambton Golf & Country Club and steps north of the Canadian Pacific Railway’s Lambton Yard. “You walk down Eileen Avenue and everybody’s grass is cut nicely, and everybody’s flower beds look beautiful.” 

While the Towns of Lambton Mills lack shared amenities, they build on the peacefulness of the area by widening and repaving the secluded cul de sac where the property is set, and by offering residents indoor parking below the units’ main floors that includes rough-ins for electric vehicle chargers. The monthly fee for servicing and maintaining this infrastructure and the rest of the property, $239 per unit, “is a fraction of what condo fees cost today,” Cameron adds. “We intentionally left out shared amenities to maximize square footage for each buyer. And with every unit having a private rooftop terrace, there’s no shortage of outdoor access.”

Buyers approached double digits three months after the project’s April sales launch, and with demolition started, construction is on track for the fall. “These back-to-back towns can be built pretty quickly, so the time from purchasing to move-in is at most two years,” Cameron says, adding that current sales promotions include a limited-time offer of a 2.99-percent two-year mortgage rate for the first 20 buyers, development charges capped at $10,000, and a complimentary four-piece stainless-steel kitchen appliance package and white washer and dryer. 

Those appliances can be deployed in three- and four-bedroom units ranging from 1,805 to 2,970 square feet. The open-concept homes feature nine-foot ceilings on main and upper floors, red oak staircase treads, risers and stringers, and wide-plank engineered wood flooring throughout main and upper floors, with wide-plank vinyl flooring in parking vestibules and porcelain tile in the two-and-a-half bathrooms. Kitchens, some with islands, include quartz countertops, undermount sinks, under-cabinet lighting and soft-close drawer slides and door hardware, with all bathrooms featuring glass shower enclosures and some offering soaker tubs.

Will the nearby CP Rail tracks disturb bath time? Cameron says no visitors to the sales office have remarked on the trains yet, and that soundproofing in the form of superior windows and insulation are to come.
